Short, and on the site before you order rather than after. If any of this is a problem, do not place the order.

The short version.

Every photo is staged once. There are no revisions and no restaging at this price. That single pass is the reason virtual staging here costs $7 a photo rather than $25.

Revisions

We do not offer revisions. When you place an order you choose the room type and the design style, and we stage the photo that way. If you decide afterwards that you would rather have had a different style, that is a new order at the same price per photo.

This is why the site shows the four design styles as photographs rather than as a dropdown list. Look at them before you choose.

What each service costs

These are the only prices we charge. They are final at the point of order.

  • Virtual staging $7 per photo
  • Decluttering and furniture removal $5 per photo
  • Day to dusk $5 per photo
  • Decluttering plus staging $12 per photo
  • 24-hour turnaround $4 per photo, optional, on top of the above

Refunds

Orders are for a made-to-order digital service and work begins as soon as the order is placed.

  • Before work starts. If you contact us before we have begun staging your photo, we will cancel and refund the order in full.
  • After the files are sent. Completed work is not refundable, because it has been produced to your specification and sent to you.
  • If we cannot complete the work. If a photo cannot be staged, for example because the resolution is too low or the room is not usable, we will tell you and refund that photo in full rather than sending you something we are not happy with.

Turnaround times

Standard turnaround is 72 hours from the time the order is placed. The one paid upgrade is 24-hour turnaround at $4 a photo. If we miss a window you paid to upgrade, we refund the upgrade fee. Finished files are sent as an email containing download links; if that email has not arrived, check your spam folder before contacting us.

Your photos

You keep every right you had in the photographs you upload, and you get full rights to use the staged files on the MLS, in print and in paid advertising. We may show staged work as an example on this site. Tell us in the order notes if you would rather we did not, and we will not.

Disclosure

Virtually staged photos have to be identified as such on most MLSs, and your board’s rules are the ones that apply. That obligation sits with the agent publishing the listing, not with us. Plan the caption before the photos go live.
